Selling Your Home in a Buyers Market

When the local housing market in your area is down and you need to sell, what do you do? You would like to get top dollar and need to sell in a hurry –

In a buyers market, remember that you are competing with all of the other homes for sale in your neighborhood. The key to success is making your home and the deal itself more attractive to the buyer than what the competition is offering.

If you find yourself having to sell in a buyers market, here are some tips to help you make your home more attractive.

· Price it to the market, don't be greedy. Most sellers tend to want to set the price too high, thinking their home is worth more than it really is in today’s market. Checking the sales prices within the last 60-90 days of comparable homes that recently sold and check the homes that are currently for sale in your neighborhood this will help you determine a price for your home in today’s market.

· Use a Realtor. Your Realtor should have a marketing plan in place and can help you market your property for sale. According to the National Association of Realtors®, a home sells on average for 16-percent more when the seller uses as Licensed Realtor.

· Have your home professionally inspected before showing it. Your Realtor can help you with this. Get everything repaired so potential buyers won't have an excuse not to buy. Remember first impressions are very important.

· You may also want to have your home professionally staged. A professional stager can transform an empty or cluttered house into a warm and welcoming home.

· Your home needs to be accessible so keep your home in ready-to-show condition at all times. Do not require a 24-hour notice.

· Curb appeal is very important and making a good first impression. You do not get a second chance to make a good first impression.

Cape Coral's Red, White & BOOM!

Hi Everyone!

Well the Cape Coral's Red, White and Boom was very busy on the 4th July! About 50,000 people attended and enjoyed food and live music from national and local bands on the Cat Country Stage, including Crossin Dixon, Deb and The Dynamics, and DVS!

Realtor's with the Cape Coral Association of Realtor's promoted "TIME2BUYCAPECORAL" and I blew up about 400 balloons in 3 hours that were givin to everyone that passed and stoped at the booth. We had a great time! Here are a few pictures I would like to share with you!

Taking the Day Off

Taking the Day Off!

                                                           

Today is such a lovely day in Paradise that I decided to take the day off but I wasn't sure what I should do. After thinking about it for a while I decided the Beach sounded perfect and that it would be nice if my Step-daughter and the grandchildren joined me. I gave them a call and it was a date! Ofcourse my mom also came along since she is visiting me from Germany. So we packed our cooler, lounge chairs and towels and headed on out to Cape Coral Beach. It was our mini vacation day! I figured it would be a relaxing one just laying around, but the grandchildren had something else in mind! LOL

We barely got there and ofcourse as children love to do they ran straight for the water! The beach was pretty packed but we found a nice spot close to the water so we could keep a good eye on the children. As soon as we had the lounge chairs and umbrella set up the kids grabed me into the water. Well that is were I was for the 2 hours we spent at the beach! So much for laying around! haha

The oldest one, age 4, wanted to climb on us all the time. She wanted to play ride the pony! Boy to I remember that from way back when I was a child! The middle on, age 3, was content on playing all by herself and the youngest one, age 2, wanted to build a castle. The youngest one is a little afraid of the water but I broke that. Before h e knew it he was hip deep! It was so funny, because as soon as he looked back at his mom he noticed that the shore line was further away, he grabed his boat and took off! We all had a great laugh! 

After the beach we all went to my house and took a quick dip in the pool to get the Beach sand off of us and we had a sandwich. The kids and the adults were exhausted! LOL

Everyone needs a day off! So take one and it enjoy it! We all had a great day and we hope everyone on Active Rain had one as well! Please feel free to write me about your day!
