Cape Coral, Florida

"It's just Paradise!!"              Click for Cape Coral, Florida Forecast

Quality of Life and Waterfront Living that is what its all about!

Welcome to the City Of Cape Coral! Cape Coral has more than 400 miles of waterways, with 222 miles of saltwater canals and 156 miles of freshwater canals. It is a boaters dream especially since many of the Cape Coral canals provide access even direct access to the Gulf of Mexico. Of course, we have other Florida luxuries too, such as golf courses, parks and beaches.

Cape Coral was built in the 1960's by two land speculators by the name of Rosen Brothers who believed that the property's location on the Gulf Coast provided abundant sunshine and almost endless opportunities for waterfront living. The Rosen Brothers pre-platted this land to approx 350,000 residential sites. Our standard build-able size lots consists of 2 lots that are approx 10000 SqFt (80x125) Some lots are bigger. The City was incorporated in 1970 and it's population grows every year! Cape Coral is the 3rd largest city geographically in the state of Florida and is the 11th largest city in population.

The city is a large peninsula on the Gulf Coast of Florida and is bordered by the Caloosahatchee River on the east and Matlacha Pass on the west. The city is located about 2 Hours south of Tampa.

The year-round weather in Cape Coral and Southwest Florida is very sunny! While our summers are very warm, humid and rainy, the winters in Cape Coral are absolutely beautiful.

It's not hard to see why so many residents find this to be "Just Paradise".

North Ft Myers, Florida Information

Area Information

The unincorporated community of North Fort Myers is often referred to as the "Gateway to Lee County."

Stretched along the Caloosahatchee, just northeast of Cape Coral and across the river from Fort Myers, the community's 40,000 + residents enjoy a variety of lifestyles from waterfront living to golf course communities, and everything in between, North Fort Myers is home to the historic Shell Factory, ECHO, Waltzing Water Show and the Lee County Civic Center where County residents can take in concerts, festivals and a variety of trade shows throughout the year.

The weather. The Summer's are HOT in the 90's and the Winter's just right in the 70's! During the winter the low may be between the 40's to the 60's! During the summer's we get a lot of rain, but it doesn't last long! Just enough to cool it down a little!

No Income Tax in Florida. While our property taxes may be a little on the high side, at least compared with previous years, one thing you don't have to pay is income tax. That's a savings! Also, our sales tax is only 6%.

Affordable Housing. Yes, there is affordable housing now. In the last few years speculators helped drive up prices, but the market has been in a decline this past year. Now is a good time to negotiate bottom prices. Could prices still drop? Who Knows! Sellers are very negotiable right now so you could possibly find some great investment opportunities. So as they say "Don't miss the boat!"

Activities. Like to golf? You'll find the perfect challenge just a few miles away on courses such as:

• Del Tura Country Club  -  18621 No. Tamiami Trail   -  (239) 731-7814

• Herons Glen Country Club   -  2250 Avenida Del Vera   - (239) 731-4520

• Riverbend Golf & Country Club  -  6121 River Club Court   -  (239) 543-2200

• Sabal Springs Golf Course  -  3251 Sabal Springs   -  (239) 731-0101

Just want to practice? Visit Golf World's fine driving, putting and chipping ranges on US 41, just 2 miles north of the Shell Factory.

If boating or fishing is on your agenda, you'll be delighted with the many marinas where you can hop aboard a fishing charter or rent a boat to sightsee up close and personal, maybe even stopping off at one of the numerous waterfront restaurants for a bite to eat.

With kids in tow the Shell Factory Fun Park, just south of the US 41 fork, is a great way to keep everyone happy. It has activities for the entire family including shopping, miniature golf and bumper boats, a petting zoo and botanical gardens.

Education. Locally, our schools are rated based upon performance & you have school choice so you can choose a school in your zone based upon your preferences. You no longer have to attend a specific school because of where you live.

I hope this information helps you in your decision making process. If you have any questions please contact me e-mail me at Carol@AcquestrealEstate.com or call me at (239) 229-9466.
